91 Thornton Drive, Penrith
The site, located on Thornton Drive, Penrith, was purchased from UrbanGrowth NSW. The property has an area of approximately 1.2 hectares (2.9 acres) with an 88m frontage to Thornton Drive.
The sale of the land by UrbanGrowth NSW is the only industrial lot in the 40 hectare ‘Thornton’ Master Plan and is located within 400 metres of Penrith Railway Station, 600 metres of Westfield Penrith Plaza, the Penrith CBD and with easy access to the M4, M7, Penrith Nepean Hospital and the planned Badgerys Creek airport.
Development plans for the site are being prepared for submission of a planning proposal.
68-72 Lilyfield Road, Rozelle
In 2012, the NSW Government and Urban Growth's Bays Precinct Taskforce identified the Rozelle Rail Yards - a sub precinct in which Desane's 5,500m2 property at 68-72 Lilyfield Road, Rozelle is located, as an area for urban renewal in the medium to long term. In 2013, Desane considered the opportunity to rezone its property for mixed use purposes, in order to meet Sydney's growing demand for housing stock and commercial floor space. From 2013, Desane commenced a program of discussions and engagement with the NSW Department of Planning & Environment ("NSW DPE") and other key stakeholders with the view to rezone the property in which residential development would be permitted with consent.
In June 2015, Desane lodged a formal Masterplan and Rezoning proposal with the NSW DPE that would amend the zoning of the subject site to a "B4 Mixed Use" zone. The proposed development of the site includes: Approximately 200 residential apartments; 2,000m2 of retail, commercial and community floor space; and a 90 place childcare centre.
47-51 Lilyfield Road, Rozelle - Easton Rozelle
Easton Rozelle is conveniently located 3 kilometres from the Sydney CBD, at the western exit of the Anzac Bridge. The project comprised 32 apartments, including 14 one bed, 16 two bed and 2 three bedroom apartments, as well as 3 commercial/retail suites and 45 security parking spaces. The development was marketed for sale by CBRE Project Marketing and generated approximately $32 million in gross sales revenue for the Group.
316-332 Burns Bay Road, Lane Cove
In early 2000, Desane, through its subsidiary, Tuta Properties Pty Ltd ("Tuta"), acquired a 12,000m2 industrial property located at 316-332 Burns Bay Road, Lane Cove. In the mid 2000's, Desane and its project team, on behalf of Tuta, commenced the process of rezoning the former industrial property to high density residential - a process that ensured a more compatible and economic use of the land, whilst enabling Council to meet its sub regional planning requirements for housing.
In 2012, Desane, obtained development approval for the site for a 218 residential apartment complex. The project comprised 5 separate apartment buildings, containing a mix of well sized 1, 2 and 3 bedroom apartments, ranging from 6 to 8 storeys high.
Desane sold the site for $40 million in 2014.
